The House of Cornelius Projects:
1. Campus Loan -
The House of Cornelius campus currently holds a loan that is tied to the IFM North building in
Colorado
. We would really love to be able to pay this off so that the HOC property is completely free and clear. This would ensure the security of ministry for IFM in the El Paso/Cuidad Juarez boarder area at the House of Cornelius mission base for years to come.
2. Side Property Back Taxes -
IFM was given the House of Cornelius, including all of its buildings and land by Georgia Baca in 1997. Prior to that, the HOC operated as a Children’s Home. Georgia and her husband Buddy began buying up pieces of land as they were able which make up the sum total of the campus today. Recently, IFM found out that a portion of the land that the HOC is on was never properly titled in The HOC name, and consequently in IFM’s name. A parcel of land across from Muzzy dining hall, that we currently farm, was titled in someone else’s name and for some reason had never legally been switched over. Since the land wasn’t in our name, it began collecting back taxes that had never been paid. We found out about the situation when the property was about to be auctioned off. This began the legal struggle of claiming the land as IFM’s. With favor from the Lord, the court eventually deemed the land as ours. IFM is a 501(c)(3) non-profit organization that is tax exempt. However, because the land was under another name, the court said we must pay the back taxes on the land for the time it was not legally ours in order to reclaim the land. In the future, the land will be exempt from property tax. IFM would love to be able to settle this issue in order to finalize and legally declare all of the land at the HOC as ours.

3. Easement Property Back Taxes -
IFM was given the House of Cornelius including all of its buildings and land by Georgia Baca in 1997. Prior to that, the HOC was a Children’s Home. Recently, we found out that a portion of the land at the HOC was never properly put in our name. An easement strip that runs directly through the school building on campus was never titled in our name, or anyone else’s for that matter. In fact, no one has ever “officially” owned it! Since the land wasn’t legally ours, it began collecting back taxes that had never been paid. We found out about the situation after the issue arose with the land across from Muzzy Hall. We began checking to make sure all the other plots of land that make up the campus were rightfully titled to IFM. IFM is a 501(c)(3) non-profit organization that is tax exempt. However, because the land was never in our name, the court said we must pay the back taxes on the land for the time it was not legally ours in order to rightfully claim the land. We have already paid back water taxes, but the back property taxes are as yet an issue. In the future, this as well as all other parcels of land comprising the campus will be exempt from tax. IFM would love to straighten out this issue in order to finalize and legally declare all of the land at the HOC as ours and exempt from property taxes.
4. Dorm Remodel -
As many of you may know, the Dorm expansion project at the House of Cornelius has been a vision of IFM’s for the past ten years. We have begun the addition to the dorms with work on the infrastructure, plumbing, prep work for the framing, and the foundation being laid between the two existing dorms. The HOC currently has a very small operating budget so it is hard to find spare funds in order to further the building. We are interested in work teams that would be willing to raise funds and work alongside the HOC staff on this project. We could also use fund donations or professional labor and materials.
The IFM Mission Office Projects:
1. Building Loan -
IFM was able to purchase the building we currently occupy in
Lafayette
,
CO
in 2004. Prior to that, IFM rented office space just across the street from where we are now located, and before that, the IFM offices were located in the Hart home for a number of years. Meanwhile, IFM/Grace Coach Lines, Inc., a supporting industry of IFM, was renting a space in
Commerce City
. Before that, the “shop” was at the Wolcott home when they stilled lived in
Lafayette
,
CO
. IFM’s vision was to purchase its own building that could house both itself and GCL. Little did we know that as we looked across the street toward the mountains, there sat the building that God would give to us. However, the woman who owned the building did not want to sell. After a series of interactions, and dealing with others who said she would never sell, we convinced our broker to simply just ask if we could purchase it and eventually she said yes! Now IFM and GCL have a building that they share. This also allowed for another supporting industry, Rocky Mountain Maintenance to be established. Another blessing of the building is we have extra space that can be leased to other tenants. IFM would love to be able to pay off the loan on the building so we can put more resources into our ministry efforts.
2. Building Remodel -
IFM is raising funds for the remodeling of our headquarters office in
Lafayette
,
CO
. If any of you have visited the office, you understand the need. When we were able to purchase the building in 2004, there was much to be done in the way of improvements and routine maintenance that had been neglected over the years. We have been doing small improvements here and there since acquiring the property, as the Lord provides. However, our office remains in the “under construction” phase. We are currently in the process of re-doing the exterior of the building and finishing up some more office spaces inside. We are seeking fund donations as well as donations such as carpet, tile, paint, trim, professional labor, etc.

3. General Fund -
International Family Missions is seeking individuals and organizations to support the ministry of IFM through single or monthly gifts. Even the smallest amount, $15-$20 per month, can make a huge difference. These donations will be used to further the ministry of IFM as a whole. These funds could be used on operational expenses both at our headquarters and the House of Cornelius campus, building projects, improvements and many other necessities that help us to continue on in our mission of sharing the gospel.
